about the job
- Take on the role of the Building HT Chargeman as required by the Electricity Act 447, and manage the building's high voltage electrical systems, up to 11kV.
- Responsible for overseeing the overall planning, coordination, and management of the building's property services needs.
- Oversee the installation, maintenance, and troubleshooting of electrical wiring systems, air conditioning systems, firefighting systems, and other building services.
- Coordinate with utility providers like TNB, SAM, DOSH, and government regulatory bodies regarding utility services and compliance matters.
- Monitor, track, and analyze the mall's daily power consumption, and initiate preventive maintenance to minimize equipment breakdowns and power failures.
- Ensure that all new installations and maintenance work are safe, compliant, and legally sound.
- Develop contingency plans for major faults and temporary use of electrical and compressed air systems.
- Assess and evaluate shopper and tenant feedback on the performance and quality of property services.
- Maintain comprehensive records for maintenance, housekeeping, carpark operations, building equipment, equipment specifications, and as-built records.
- Manage the daily operations of the building maintenance department, car park management, and fit-out matters.
- Review and approve tenant fit-out submission plans, including M&E, C&S, and ID works.
- Work closely with vendors and suppliers, making sure that the parties involved deliver high quality services at the right cost.
- Prepare budget for operational expenses and capital expenses.
skills and experience required
- At least a Chargeman BO certified by the Energy Commission of Malaysia
- Minimum 5 years of experience in property/facility/mall management
- Practical experience in managing both major and routine electrical shutdowns
- Well versed in Electricity Supply Act, Suruhanjaya Tenaga Regulations, IEE Wiring Requirement
- Computer literate with good report writing skills
- Available to be on call and respond to emergency situations at the shopping mall
