about the company

Your future employer is a large conglomerate and an internationally known business developer in property development, asset management, residential, mix development and commercial development scene. Getting ready for future plans and looking for a key COO to lead the business operations team in the company, they are currently in expansion and in search for individuals with solid years of experience such as yourself to lead the team.

about the job

Primary responsibilities of the COO include oversight of management teams, expenses, capital budgeting, revenue programs, crisis management, facilities management, vendor management and general asset management.

Vision and Strategy:

  • Provide vision and strategy across the regional portfolios to ensure forward thinking, continual process improvements, innovation and competitive advantage within local markets.
  • Oversea and provide input into the preparation of annual property strategic plans.

Revenue Generation & Expense Management:

  • Oversee the planning, selling and execution of revenue programs by ensuring the management teams are actively soliciting and optimizing income streams (i.e.: parking, leasing, room rentals and etc.).
  • Monitor property receivables and maintain a consistent and enforceable collection procedure for all properties.
  • Work closely with leasing department to develop mutually agreed upon revenue projections for each property on an annual basis (and monitored quarterly).
  • Oversee the planning, budgeting and tracking of all operation expenses (including capital planning and budgeting).
  • Responsible for approving all annual budgets, quarterly forecasts and monthly/quarterly variance reports.

Talent Management:

  • Hire, train, coach and develop management teams in order to drive results through operational excellence.
  • Provide clear leadership, direction and guidance while monitoring performance to ensure delivery of corporate business expectations.

Facilities Management:

  • Ensure facility programs and practices are consistent with established standards and that facilities management teams are utilizing and maintaining best practices for all processes.
  • Approve property five year capital spending plans that balance property financial objectives with building infrastructure needs at the lowest possible cost.

Vendor Management:

  • Management of vendors (including cleaning, security, customer service, holiday, interior landscaping, etc.) to lead, guide and assist properties in vendor-related matters ranging from contractual issues, budgeting, performance and relationships.
  • Ensure company standards are met at the lowest possible cost.

Administration and Organizational Management:

  • Provide extensive interdepartmental coordination with key business groups in the Corporate Office, which requires capable meeting management, time management, project management, process management and policy/procedure management.

On-site Evaluations:

  • Responsible for conducting on-site property assessments and evaluations on a regular and ongoing basis.

Communications and Relationship Leader:

  • Ensure optimal alignment with key stakeholders to achieve results against property, department and corporate goals and objectives.
  • Maintain positive and proactive relationships with key business partners, both internal and external.

Employee Advocate:

  • Be informed about key direct report issues, concerns and priorities and provide advocacy and creative solutions with fiscal responsibility.

Media/Crisis Management:

  • Take a lead role in managing property crisis situations to minimize risk.
  • Provide advice on how to effectively and proactively manage the media to minimize negative publicity and effectively manage the best outcome possible.
  • Ensure properties have current and relevant emergency preparedness plans.

Administration and Policy Compliance:

  • Partner with key stakeholders to create and administer policies and procedures that adequately protect company’s assets.
  • Ensure that properties are in compliance with all policies, procedures, audit and record retention standards.
  • Responsible for managing, reviewing and approving a large volume of contracts and payables.

Project Management:

  • Serve on committees and lead/participate in projects as needed.

Reporting to the CEO, he is a hands-on and strategic planner. He believes in delivering results with minimal supervision. The team works well and has good team spirit.

skills & experience required

  • Bachelor Degree in any field
  • Minimum 15 experience in property asset management
  • Excellent analytical, negotiation, interpersonal, leadership, presentation and communication skills with proficiency
  • A strategic thinker with sound business acumen, result-oriented; self-motivated, confident, outgoing with initiative and able to work independently and under pressure.
  • Knowledge of real estate including valuation, markets, deal structuring, property management, lease administration and principles of real estate law.
