about the job

  • Generally, develop and implement ideas to drive performance in terms of NOI(Net operating income) and Total Return at Asset level
  • Drive and introduce Green energy technology and strategy through creation and management of asset plans, asset management initiatives and hold/sell decisions to deliver performance
  • To produce and develop asset management(PAM) requirements by providing details building facilities management scope of work, performance indicator, service level agreement (SLA), service charge cost & life cycle cost (LCC) models for the project
  • Identify, appoint, oversee and manage third party advisers (property managers, letting agents, professional advisers and legal teams) where relevant to optimise Asset returns
  • Draft and supervise the implementation third party adviser scope of work, service level agreement (including KPIs), Service Charge, Preventative Maintenance and CAPEX programs, Policies & Procedures and Fit Out Guidelines
  • Prepare and present capital expenditure and refurbishment proposals to the agreed Working Groups. Monitor capex works in terms of time, quality and cost budgetsand Defects Liability Period
  • Supporting the Portfolio Manager on certain purchases by defining underwriting assumptions, assessing due diligence findings and prepare papers and presentations to the relevant internal Committees and client
  • Take over newly acquired assets into Asset Management (e.g. preparing Asset Plans, budgets and rent roles, etc.), monitoring and implementing of matters deriving from due diligence
  • Improve the sustainability of Assets in line with client’s ESG policies

skills & experience required

  • 5 years+ experience in asset management (mixed portfolio or REIT), preferably with value add/repositioning/change of use of operating assets
  • Ability to work independently taking responsibility of Assets and as part of a small team based in Kuala Lumpur, whilst clearly communicating with client
  • Demonstrate experience in managing cross cultural relationships; personal and organisational
  • Modelling skills required, use of Argus software, an advantage
  • Ability to work at a strategic level and understand and interpret detail as necessary
  • Educated and passionate about introducing best ESG practices and achieve Green Building Index(or equivalent) accreditation, an advantage
  • Experience of Sharia Compliance, an advantage

about the manager/team
Reporting to the General Manager, he is a hands on person who has been in the industry for a substantial amount of years. The General Manager believes in delivering results with minimal supervision.
