about the job
- Understand market demand, perform market research and develop a feasible leasing plan
- Work closely with retail consultants on tenant mix and retail space during the planning stage of the company's commercial development
- Develop rapport with tenants, agents, business partners, etc.
- Source for new and suitable tenants with good retail concept for retail space in line with the tenant mix planning, establish and maintain good landlord-tenant relationships
- Manage all tasks assigned to the subordinates related to leasing and tenancy administration
- Attend to leasing issues and draft necessary changes to leasing documents to safeguard the landlord and close the transaction
- Conceptualize, develop and create strategies, policies, projects and procedures that will increase, improve, and maximize tenant occupancy of rental units
- Handles tenants' requests and complaints efficiently and courteously
- Liaise between the purchaser/tenant and the management for presentation and execution of the Sales & Purchase Agreement/Tenancy Agreement/Leasing Agreement
- Conduct periodical inspection to the premises; to advise management on the state of the building/property and suggest maintenance and rectification works if necessary
- Monitor and ensure all payments are received on time related to the sale or rent of all properties under the portfolio of the Leasing Manager
- Prepare weekly activity reports and follow up on status of negotiation with tenants
- Prepare leasing budgets and rental plan
skills and experience required
- Diploma/Bachelor's Degree in Estate Management, Business Administration, Marketing or equivalent
- At least 5-8 years of experience in leasing
- Ambitious and aggressive character with extensive technical knowledge in leasing
- Strong communication skills and leadership qualities
- Willing to travel for work purpose
- Able to interpret documents such as tenancy agreements, safety rules and operation manuals
- Knowlegeable in lease terms, specifications as well as tenancy policies
