• Lead and oversee day-to-day mall operations, facilities management, and maintenance activities.
• Deliver best-in-class operational services to all tenants and retailers in a timely and effective manner.
• Manage vendor and supplier relationships, negotiating contracts to ensure all outsourced services are delivered efficiently and cost-effectively.
• Direct the execution of both hard and soft services, covering all technical M&E systems, building structure, utility infrastructure (e.g., HVAC, lifts, gensets, plumbing), security, housekeeping, landscaping, and waste management.
• Guarantee the safety, correctness, and legal compliance of all Mechanical & Electrical (M&E) systems, including Fire Fighting, BAS, escalators, and lighting.
• Act as the primary liaison with relevant statutory bodies (e.g., TNB, DOSH, JKKP, Suruhanjaya Tenaga) to ensure full regulatory compliance, required certifications, and seamless utility services.
• Develop, manage, and report on the annual operational (OPEX) and capital (CAPEX) budgets.

• Oversee, operate, and maintain electrical systems, including high-voltage equipment, switchgears, transformers, and power distribution units.
• Conduct routine inspections, preventive maintenance, and troubleshooting to minimize downtime and ensure efficient operations.
• Respond promptly to electrical breakdowns, implementing corrective actions to maintain a continuous power supply.
• Ensure compliance with relevant safety standards, regulations, and industry best practices.
• Coordinate with internal departments and external contractors to schedule maintenance and repair activities.
• Maintain accurate records of electrical operations, maintenance activities, and inspection logs.
• Conduct risk assessments, lead safety briefings, and enforce safe work procedures within the team.
• Register and maintain Competency Qualification with Suruhanjaya Tenaga, ensuring all electrical systems are in optimal condition.
• Support energy management initiatives to reduce power consumption and enhance sustainability.
  
  

skills and experience required

• Diploma or Bachelor's Degree in Property/Real Estate Management, Engineering, or a related field.
• Chargeman BO 33kV certified by the Energy Commission of Malaysia (Suruhanjaya Tenaga).
• At least 10 years of experience in facilities management and building operations, preferably in a mall environment.
• Minimum 5 years of hands-on experience in high-voltage (HV) operation and maintenance, preferably in a retail or commercial environment.
• Demonstrated strong communication and leadership qualities.
• Experience in preventive maintenance, calibration of M&E equipment, and building structure maintenance.
• Practical experience in managing both major and routine electrical shutdowns.
• Good understanding of regulations pertaining to mall operations and building management.
• Strong knowledge of the Electricity Supply Act, Suruhanjaya Tenaga regulations, and IEE Wiring Regulations.
