Our client is a large public listed company with businesses in property development and investment.

about the job

  • Formulate and prepare 5-year market planning and budgets program encompassing revenue projection from sales of residential and commercial properties and leasing of the commercial building, and projection of marketing expenditure.

  • Propose the department’s Balance Score Card and KPI setting in reference to the approved budget for Management’s approval for adoption. Monitor performance and produce reports accordingly.

  • Formulate feasible Marketing Plan / Pricing Paper to meet the desired revenue and profit returns through the integration of marketing mix encompassing product positioning, target market, competitors analysis, pricing strategy, promotional strategy, cost, returns, and marketing expenditure for the Management’s approval prior to project sales launching.

  • Ascertain the market scenario encompassing supply, demand, prospect property values, product design, development concept and trend, pricing, developers advertising, and promotional strategy through primary and secondary market research to effectively support the Marketing Plan.

  • Communicate feedback received from potential /buyers and provide marketing input in collaboration with the Project / Design Management team to develop and produce a marketable and leasable property.

  • Produce effective A&P campaigns and activities encompassing ATL and BTL advertising, roadshows, launching events, and marketing tools for all product launches for Management’s approval. Manage the implementation of A&P campaigns and activities in accordance with the approved marketing budget expenditure and oversee its purchasing process in accordance with purchasing guidelines.

  • Conduct project/product sales launch in accordance with Balance Score Card; organize sales launch events and monitor smooth launching of project launch with relevant approval from the Ministry of Housing (MOH) ~ APDL. Oversee pre-launch activities encompassing readiness of SPA, all A&P campaign materials and marketing tools; and correctness of pricing and other project data in the property sales system.

  • Strategize, lead and ensure that every effort is made and every opportunity (sales lead) is capitalized in meeting sales targets. Oversee every stage of Sales Implementation encompassing proper and timely issuance of Letter of Offer, collection of 10% initial payment, and execution SPA by purchasers. Signing Letter of Offer for the purchaser (s) as per Letter of Authorization.

  • Oversee and ensure that all standing statutory requirements are met in the implementation of marketing, sales, and leasing activities. Monitor the application process, expiry, and renewal of APDL, submission of Form 7F to MOH for all projects. Monitor the quarterly submission of market prices for all properties launched and rental rates for all properties leased to JPPH.

Reporting to the GM, Sales & Marketing he is a hands-on person who has been in the industry for a substantial amount of years. He believes in delivering results with minimal supervision. The team works well and has a good team spirit.

skills & experience required

  • Degree in Business, Marketing, or any other related discipline.
  • Minimum 15 years of property sales and marketing experience with a minimum of 3 years in a senior management role.
