1. Strategy Business Growth

- Lead and grow the investment business through business development initiatives and strategic partnerships.
- Identify new market opportunities, investment products, and revenue streams.
- Establish annual business plans, budgets, and performance targets for the department.
- Drive continuous improvement in service quality and operational efficiency.
2. Investment Strategy & Transaction Management
- Lead investment assignments involving commercial, industrial, residential, mixed-use, hospitality, and development assets.
- Partner with clients on acquisitions, disposals, joint ventures, portfolio restructuring, asset enhancement initiatives, and investment strategies.
- Identify and originate investment opportunities for local and international investors.
- Lead negotiations with buyers, sellers, investors, developers, financial institutions, and other stakeholders.
- Manage end-to-end investment transactions from sourcing opportunities through completion.
3. Business Development & Networking
- Build and maintain strong relationships with institutional investors, property developers, REITs, government agencies, financial institutions, private equity firms, corporate clients, and high-net-worth individuals.
- Generate new business opportunities and secure investment mandates.
- Prepare and deliver high-impact presentations, proposals, and investment pitches.
- Represent the company at industry events, networking sessions, conferences, and client meetings.
4. Market Research & Investment Analysis
- Review financial models, feasibility studies, cash flow projections, and investment returns.
- Evaluate investment risks and recommend appropriate mitigation strategies.
- Monitor market trends, economic indicators, government policies, and industry developments affecting the real estate market.
5. Compliance & Governance
- Ensure compliance with all relevant legislation, regulations, professional standards, and company policies.
- Uphold the ethical and professional standards required by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia.
- Ensure proper governance, documentation, and risk management for all investment transactions.
6. Financial Performance Analysis
- Achieve revenue and profitability targets.
- Track and manage budgets and overall financial performance.
skills and experience required
- Bachelor’s Degree in Estate Management, Property Management, Real Estate, Valuation, Finance, Investment, Business Administration, Economics or a related discipline.
- Master’s Degree or MBA will be an added advantage.
- Must be a Registered Valuer with the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP).
- At least 10 years of relevant working experience in real estate investment, valuation, corporate real estate, property consultancy, investment banking, private equity, REITs or related fields.
- Minimum 5 years in a senior management or leadership role.
- Proven experience in managing high-value investment transactions and achieving successful closure.
- Deep understanding of the Malaysian property market dynamics.
- Comprehensive knowledge of real estate investment principles and valuation methodologies.
- Proficiency in financial modeling, feasibility analysis, investment appraisal, and portfolio management.
- Sound grasp of capital markets, REITs, mergers and acquisitions (M&A), and corporate finance.
- Advanced negotiation and deal-closing capabilities.
- Sharp business acumen and commercial awareness.
- Acuteness in interpreting financial statements and investment reports.
- Robust strategic thinking and decision-making abilities.
- Proven leadership and people management skills.
