1. Project & Implementation Management
- Oversee end-to-end delivery of property development projects, ensuring execution aligns with approved budgets, baseline schedules, and quality standards.
- Lead daily project operations, managing main contractors, specialized precast sub-contractors, structural consultants, and project engineers.
- Implement project governance frameworks, tracking Key Performance Indicators (KPIs), progress claims, variations, and risk mitigation strategies.
2. Precast Strategy & Technical Oversight
- Evaluate and implement structural precast concrete systems (precast panels, hollow-core slabs, pod systems, and architectural facades) to optimize project timelines and labor efficiency.
- Review structural civil designs, shop drawings, precast element splitting diagrams, structural connection details, and tolerance specifications.
- Coordinate precast manufacturing schedules, transport logistics, craneage plans, temporary propping, and site erection sequences.
- Conduct QA/QC audits both at off-site precast manufacturing yards and on-site during installation.
3. Property Development & Design Coordination
- Collaborate with architects, structural civil engineers, and MEP consultants during design development to maximize buildability through precast engineering.
- Manage statutory approval processes with local councils, utility authorities, and regulatory bodies to secure planning and construction clearances.
- Work closely with internal commercial, sales, and handover teams to address customer variations, structural queries, and post-completion defects management.
4. Commercial, Budget & Procurement
- Oversee project budgets, value engineering initiatives, and monthly financial reporting.
- Manage the tendering process for main contractor and precast manufacturing contracts, including scope definition, bid evaluation, and award recommendations.
- Administer construction contracts, managing RFIs, variation claims, and extension-of-time (EOT) requests.
5. Safety, Quality & Compliance
- Enforce strict Environmental, Health, and Safety (EHS) policies across all site operations, with particular focus on heavy lifting, crane safety, and working at height.
- Ensure all construction activities strictly comply with national building codes, civil engineering standards, and local planning permits.
skills or qualifications needed
- Education: Bachelor’s Degree in Civil Engineering or Structural Engineering from an accredited university.
- Experience: Minimum 10 years of experience in project management within property development or principal contractor roles, with at least 3 years directly managing precast concrete construction projects.
