Feasibility & Concept Evaluation: Lead the initial project phase by conducting site analyses, coordinate financial underwriting, and manage investment appraisals to determine project viability.
Zoning, Permits & Approvals: Navigate local council and municipal requirements to secure necessary zoning variances, building permits, and environmental approvals prior to breaking ground.
Design Team Coordination: Manage external consultants—including architects, structural engineers, and landscape designers—ensuring blueprints align with market demands, budget constraints, and sustainability standards.
Tendering & Contract Negotiation: Develop comprehensive tender documentation, evaluate competitive bids, and negotiate favorable contracts with general contractors and major sub-trades.
Construction & Site Oversight: Conduct regular on-site inspections to monitor construction progress, ensure strict adherence to safety regulations (OSHA/HSE), and maintain rigorous quality control.
Budget & Variance Management: Track project cash flow, approve contractor invoices, and aggressively manage change orders to prevent cost overruns and keep the development profitable.
Timeline & Critical Path Tracking: Own the master construction schedule, proactively mitigating delays caused by weather, material shortages, or labor bottlenecks to protect the completion date.
