Develop and implement effective sales and marketing strategies, policies, and procedures to drive sales performance across all property development projects while identifying new business opportunities.
Conduct thorough market analysis and competitive benchmarking ahead of each project launch, and present key insights and strategic recommendations to senior management.
Formulate strategic pricing models and unique selling propositions to maximize project profitability.
Establish and manage effective sales channels and marketing initiatives to enhance sales outcomes.
Oversee the daily operations of the sales and marketing division, including administration and advertising & promotion (A&P) efforts.
Lead, coach, and manage the internal sales team while coordinating closely with appointed real estate agencies.
Strengthen the company’s brand presence through marketing platforms, social media, CRM, public events, and Public Relations initiatives.
Define and monitor KPIs for the team to ensure high standards of performance and accountability.
Work closely with panel lawyers to manage legal documentation such as SPA, DMC, and other project-related agreements.
Ensure compliance with housing regulations, including the Developer’s License and Advertising Permit (DLAP) application process.

skills and requirements

Bachelor’s degree in Marketing, Business Administration, Real Estate, or a related discipline.
At least 8 years of proven experience in property sales and marketing, including a minimum of 3 years in a managerial role.
Strong knowledge of the property development sector and current local market dynamics.
Track record of consistently meeting sales targets and executing successful marketing campaigns.
Excellent leadership, communication, and interpersonal abilities.
