The Chief Operating Officer (COO) is a high-impact executive responsible for overseeing the end-to-end operational lifecycle of our property development portfolio. This role bridges the gap between high-level vision and tactical execution, ensuring that projects and property development arm attain the highest quality standards.
The ideal candidate is a seasoned leader who can navigate the complexities of real estate markets, manage multidisciplinary teams, and optimize organizational workflows to drive sustainable growth.
1. Operational Leadership & Strategy
Translate the CEO’s strategic vision into actionable operational plans and Key Performance Indicators (KPIs).
Design and implement scalable business processes to improve efficiency across the development, sales, and management divisions.
Lead and mentor department heads, fostering a culture of accountability, excellence, and collaboration.
2. Project Lifecycle Management Oversee
Oversee the execution of all development projects, ensuring rigorous adherence to timelines and quality benchmarks.
Manage the Project Management Office (PMO) to track progress, identify bottlenecks, and implement corrective measures.
- Appointment of appropriate & suitable project staff.
3. Financial Stewardship & Risk Management
Collaborate with the CFO to manage project budgets, cash flow projections, and capital allocation.
Review feasibility studies and financial models to ensure all developments meet the company’s internal rate of return (IRR) targets.
Identify and mitigate operational risks, including regulatory changes, supply chain disruptions, and market volatility.
4. Stakeholder & Vendor Relations
Maintain high-level relationships with joint venture partners, institutional investors, and government authorities.
Negotiate and manage contracts with Tier-1 contractors, architects, and consultants.
Ensure all developments comply with local zoning laws, environmental regulations, and safety standards
skills / qualifications needed
Experience: 12+ years of progressive leadership in property development or real estate.
Education: Bachelor’s degree in Real Estate, Architecture, Civil Engineering, or Business Administration. An MBA or advanced degree is highly preferred.
Technical Savvy: Deep understanding of construction cycles, land entitlement processes, and real estate finance.
Soft Skills: Exceptional negotiation skills, emotional intelligence, and the ability to solve complex problems under pressure.
Industry Knowledge: Proven track record of delivering large-scale residential, commercial, or mixed-use projects.
