The successful candidate will play a key role in transforming idle units into income-generating assets while preserving long-term asset value.
about the job
1. Monetization Strategy & Revenue Growth
- Dynamic Monetization: Design and execute high-yield strategies for unsold residential and commercial units, moving beyond traditional sales to active income generation.
- Alternative Use Identification: Pivot vacant inventory into lucrative models such as Short-Term Rentals (Airbnb/Agoda), Corporate Housing, Co-living, or Student Accommodations.
- Feasibility & ROI: Conduct financial modeling for unit furnishing and repositioning to ensure a rapid return on investment (ROI).
- Yield Performance: Directly drive occupancy rates and portfolio-wide Net Operating Income (NOI)
2. Asset Optimization & Financial Oversight
- Portfolio Health: Monitor the performance of all completed projects, balancing asset-level returns against holding costs.
- Strategic Recommending: Provide data-driven advice to Senior Management on whether to lease, hold, reposition, or dispose of specific assets.
- Reporting: Establish a transparent reporting cadence for cash flow, occupancy trends, and portfolio valuations.
3. Operational Leadership & Stakeholder Management
- Asset Readiness: Lead the bridge between the internal building maintenance team and commercial goals—ensuring properties are always "guest-ready" or "tenant-ready."
- Vendor Ecosystem: Appoint and manage a high-performing network of external partners, including leasing agents, short-stay operators, and specialist contractors.
- Retention: Maintain premium property standards to ensure high tenant satisfaction and long-term business partnerships.
4. Governance & Scalable Systems
- SOP Development: Create the "Playbook" for converting vacant units into leased assets (e.g., setup timelines, furnishing standards, and handover protocols).
- Cost Frameworks: Develop pre-approved vendor panels to control CAPEX and OPEX for unit fit-outs and ongoing operations.
- Compliance: Ensure all alternative use strategies (like STR) comply with local council regulations, strata bylaws, and insurance requirements.Implement strategies for the leasing department to achieve the mall's leasing targets and occupancy goals.
skills and experience required
- Diploma/Bachelor’s Degree in Property, Real Estate, Business, or related field
- Minimum 12-15 years of experience in property asset management, portfolio management, leasing strategy, or hospitality asset operations
- Proven track record in managing completed property portfolios, driving strategic leasing and yield optimization initiatives, and successfully monetizing vacant or underperforming assets
- Strong commercial and financial acumen, with ability to evaluate ROI and asset strategies
- Experience managing both residential and commercial property assets is highly preferred
- Demonstrated leadership experience managing cross-functional teams and external partners
