- Lead and oversee all day-to-day mall operations, facilities management, and maintenance activities.
- Ensure optimal asset value preservation and strategically manage all operating (OPEX) and capital (CAPEX) expenditures to meet budget targets.
- Deliver best-in-class operational services to all tenants and retailers in a timely and effective manner.
- Manage vendor and supplier relationships, negotiating contracts to ensure all outsourced services are delivered efficiently and cost-effectively.
- Direct the execution of both Hard and Soft services, covering all technical M&E systems, building structure, utility infrastructure (e.g., HVAC, lifts, gensets, plumbing), security, housekeeping, landscaping, and waste management.
- Guarantee the safety, correctness, and legal compliance of all Mechanical & Electrical (M&E) systems, including Fire Fighting, BAS, escalators, and lighting.
- Act as the primary liaison with relevant statutory bodies (e.g., TNB, DOSH, JKKP, Suruhanjaya Tenaga) to ensure full regulatory compliance, required certifications, and seamless utility services.
- Develop, manage, and report on the annual operational (OPEX) and capital (CAPEX) budgets.
skills and experience required
- Diploma or Bachelor's Degree in Property/Real Estate Management, Engineering, or a related field.
- At least 10 years of experience in facilities management and building operations management.
- Demonstrated strong communication and leadership qualities.
- Good understanding of regulations pertaining to mall operations and building management.
- Well-versed in handling technical issues as well as managing necessary documentation.
