- Develop and execute the comprehensive short, medium, and long-term strategy for the company's entire land portfolio to maximize return on investment (ROI).
- Drive the acquisition of new landbanks that align with the company's long-term growth pipeline, while also identifying and managing strategic land divestments.
- Cultivate and maintain strategic relationships with landowners, government officials, and other key external stakeholders.
- Lead the end-to-end due diligence process for all potential land deals, coordinating seamlessly with business development, legal, finance, and project teams.
- Ensure absolute compliance with all local, state, and national land codes and regulations
- Oversee the complete lifecycle management of the landbank, including land warehousing, identifying interim business opportunities, and leading dispute resolution in partnership with the legal team
- Proactively identify and mitigate all risks related to the land portfolio, including encumbrances, litigation, and encroachment.
- Deliver insightful periodic reports, cost-benefit analyses, and ROI assessments to senior management to inform strategic decision-making.
skills and requirements
Qualifications: A Bachelor's or Master's degree in Land Management, Law, Real Estate, Civil Engineering, Urban Planning, or a related field.
Experience: A minimum of 10 years of progressive experience in land acquisition and management, preferably within the property development or infrastructure sectors.
Technical Expertise: Expert-level knowledge of Malaysian land laws (including the National Land Code), registration procedures, and the regulatory frameworks governing land development.
Financial Acumen: Demonstrated financial and commercial acumen, with proven expertise in conducting investment analysis, ROI assessments, and valuations for land assets.
Leadership: Proven leadership and team management capabilities, with the ability to mentor and develop a high-performing land management team.
